Concord Penthouse #7 Sells For $1,520,000

You guys remember this penthouse condo at the Concord in Belltown? It just sold yesterday for $1,520,000 – the asking price was as high as $1,850,000 back in January of 2016. It has an interesting history in the last 3 years.

We showed the unit a number of times – it is a very cool corner unit with a massive rooftop deck and hot tub on the second floor above the master suite. Although it showed its age a bit, the unit was clean and had great space. The space is 1,727sf with 2 bedrooms and 1.75 baths.

The Concord is a great building as well. Built in 2000, the building has 206 units on 13 floors between the two towers (North and South). The amenities are rich – featuring 24 hour concierge, fitness center, sauna and spa, guest suites, business center and multiple outdoor terraces.

This penthouse is one of many that will sell in Downtown Seattle by year end – just in the last 6 month there have been 16 penthouse sales in Downtown Seattle.

Flurry of Seattle Penthouse Condos Go Under Contract

Penthouse buyers are eating up Seattle’s high end condo inventory. Just in the last 90 days, there have been 22 condos sold over a $1,000,000 in Downtown Seattle. 3 of them were high end penthouse condos.

What is remarkable is the pace and price that these luxury Seattle condos are selling for. The average price per unit is $1,967,045 and the average price per foot is $999psf – 9 of the 22 units sold in less than 10 days.

In the month of May alone, there were 10 luxury units sold – including a $7.5M sale that took nearly 10 years of market time before finding a buyer.

We have compiled a list of penthouse units that just went under contract as well – all four of these unit just found buyers in the last 10 days (See our graphic below). It will be interesting to what they trade for. The common denominator with these 4 units are the views – check them out!

There have been a lot of BIG penthouse units on the market this year well – sales have been brisk. This unit we wrote about last month sold in just 7 days in one of the hottest neighborhoods in Downtown Seattle – Denny Triangle.

A new Seattle penthouse just hit the market at Avenue One in Belltown. It’s listed at $1,325,000.

The 2 bedroom, 1.75 bath top floor unit offers 1,338sf with pretty stunning west facing views. It was last purchased in 2005 for $995,000 when it was originally purchased from the developer.

Avenue One is located at the corner of 1st and Clay in the heart of Belltown. The building was designed by GGLO and developed by Intracorp. Built in 2005, the building has 116 homes on 13 floors.

There is a new addition to Seattle’s luxury penthouse inventory. This penthouse condo on Capitol Hill just hit the market over the weekend. Its offered at $2,200,000.

It has 2,258 sq. ft. with big views of Downtown Seattle, the Olympics, The Sound, Space Needle and Lake Union. The unit has custom lighting, floor to ceiling windows, 2 balconies and a spacious floorplan. It kitchen looks pretty fantastic as well.

We toured the condo last year when it was on the market. It has a spacious $1,727sf layout with 2 beds and 1.75 baths. The most stunning feature is likely the private rooftop deck with incredible views of the city. The unit is in the Concord Building in Belltown.

This 4,057sf West Seattle penthouse in Alki just reduced its price by $150,000. Its now listed at $2,350,000. For a 4,057sf penthouse, the dues are pretty fair. They are asking $1,238 per month or $.31 per month. That is quite a bit lower then units downtown that often require $.60 to over $1.00 per square foot.

Built in 1998, this offers 3 bedrooms, 3 bathrooms and some pretty incredible Sound, City and Mountain views. Last sales price – $3,614,500 in 2007. Yikes.
